These terms govern the preliminary exchange of specifications, technical consultations, and use of online materials prior to the execution of bilateral supply contracts.

2. Website Information & Estimates

All catalog dimensions, weights, rendered visuals, unit configurations, and monthly production references published on this website are provided in good faith as general commercial guidelines. While we maintain rigorous accuracy, modular building specifications evolve with engineering improvements.

Preliminary budget figures and capacity references do not constitute binding contractual offers until verified by our technical division against actual project site inputs, raw material spot indices, and formal engineering drawings.

3. Technical Specifications & Material Lock-in

Standardized manufacturing protocols require written verification of all critical structural parameters prior to workshop cutting:

• Specification Lock-in: Steel framework gauges, protective zinc galvanization weights, insulation core density (rockwool/EPS/PU), exterior wall panel profiles, and electrical/MEP standards must be agreed in written specification sheets.
• Substitution Prohibition: CHOUSE commits to zero unauthorized material substitutions. In the event of material supply constraints, formal engineering alternatives must be approved in writing by the client before processing.
• Custom Modifications: Variations from standard factory configurations require technical review and revised milestone schedules.

4. Delivery Terms & Risk Transfer

All commercial shipments are governed by the specific Incoterms (e.g., FOB, CIF, CFR, DDP) explicitly stipulated in the bilateral commercial sales contract:

• Export Packaging: Units and modular components are packaged with protective corner reinforcement, waterproof bundling, and seaworthy sea-container strapping.
• Inspection & Dispatch: Factory inspection, photographic packing logs, and container seal numbers are recorded upon departure from our Guangdong, Suzhou, or Anhui production bases.
• Transit Risk: Transfer of risk and maritime insurance coverage follow the agreed Incoterms rules defined in the formal commercial invoice.

5. Site Readiness & Installation Boundaries

Modular construction efficiency relies upon clear division of operational responsibilities between factory and site:

• Company Scope: CHOUSE supplies complete modular prefabrications, factory-fitted components, connection fasteners, detailed container loading manifests, and bilingual installation manuals.
• Client Scope: The client is solely responsible for compliant foundation engineering, level ground preparation, mobile crane equipment, unhindered site access for 40HQ container trucks, licensed electrical/plumbing connections, and local labor assembly.
• Supervisory Support: Dispatch of on-site engineering supervisors or technical advisors must be arranged under separate contract terms and travel agreements.

6. Local Building Permits & Regulatory Compliance

Building regulations, wind load requirements, snow load codes, and fire resistance standards vary significantly across international jurisdictions. The client or local contractor bears primary responsibility for securing municipal zoning permits, building licenses, and ensuring compliance with local statutory codes.

CHOUSE provides structural test reports, mill test certificates, and calculations to assist client engineers in local municipal permit applications. Specific third-party certifications (e.g., CE, AS/NZS, UL) require explicit technical evaluation prior to order confirmation.

7. Intellectual Property & Engineering Drawings

All technical handbooks, proprietary structural joint profiles, assembly sequencing diagrams, and architectural designs published on this website remain the intellectual property of CHOUSE. Clients receive a non-exclusive license to utilize customized shop drawings exclusively for the implementation of the contracted project.

8. Limitation of Liability

To the maximum extent permitted by applicable law, CHOUSE shall not be liable for indirect, incidental, or consequential damages resulting from site construction delays, improper on-site handling, failure to adhere to assembly manuals, foundation subsidence, or municipal permit rejections beyond the verified scope of supply.

9. Governing Law & Commercial Dispute Resolution

These terms and all preliminary commercial interactions shall be interpreted in accordance with applicable international trade conventions and commercial sales agreements. Any formal disputes arising under executed manufacturing contracts shall be resolved through binding international arbitration as designated in the bilateral contract agreement.
